Hush Homes operates a business model based on long term rental income; profits are NOT dependent on short term property price fluctuations. We purchase properties to convert to HMO rentals and plan to hold these for the long term. Hush Homes Ltd. was established in 2016 – since then we have acquired four properties and sold none.

Our approach is conservative; we stick to what we know works. We typically buy 2- or 3-bedroom houses for the right price and in a favourable location, whose layout lends itself to conversion to a 6-bed, fully en-suite HMO.

Properties are developed for the long term – eg with high spec heat and sound insulation and where possible, with an integrated mechanical ventilation system to minimise problems with dampness and mould.

This results in a better experience for tenants and lower maintenance costs.

Projects are financed through a combination of our own capital, mortgage borrowing and private loans. We offer attractive interest rates to private investors, typically for a period of 1-5 years. In the medium term, private loans are converted to bank mortgage loans.
